What does a corporate apartment in Gothenburg cost?

Most providers quote on request, so two quotes for comparable apartments rarely compare directly. How the pricing works, what is usually included, and five questions to ask before you choose.

By Mani, Founder, Corporate Living

It is surprisingly hard to find out what a corporate apartment in Gothenburg costs. Most providers quote on request rather than publishing prices, and two quotes for comparable apartments can look entirely different depending on what has been counted into the figure.

This page explains how the pricing works, what is normally included, what is normally added, and which questions you need to ask before you can compare two quotes. It is written for the person booking accommodation for other people — site manager, procurement, HR — not for the person who will be living in it.

The two ways of pricing

Almost every quote in this industry rests on one of two models.

Per bed, per night. You pay for each person staying, per night. A crew of six in a four-room flat pays six times the bed rate. The advantage is that the cost follows the headcount: if two go home early, you pay for four.

Per apartment, per month. You rent the whole apartment regardless of how many people are in it. The advantage is predictability, and that the price does not rise as you fill the flat.

Which model works out cheaper depends entirely on occupancy. A four-room flat with four people in it is often cheaper priced per apartment. The same flat with two people in it is almost always cheaper priced per bed. Ask for both numbers. Most providers can give you them, and it is the only comparison that tells you anything.

What is usually included — and what is usually added

This is the industry pattern, not a description of any one provider:

ItemHow it usually works
Furniture and equipped kitchenAlmost always included
Electricity, heating and waterUsually included, but not always — ask
Wi-FiUsually included
Bed linen and towelsOften an extra, sometimes per person
Final cleaningOften an extra — and often the single largest one
Regular cleaningAlmost always an extra
ParkingDepends entirely on location; rarely in the inner city
Washing machine in the flatDepends on the building — otherwise a shared laundry

The item that surprises people most often is the final cleaning. It is charged on move-out, it rarely appears in the headline figure, and it is the same whether you stayed a week or five months.

What actually drives the price

  • Location. The inner city costs more than the outer districts, by a wider margin than the difference in travel time justifies for a crew with a van.
  • How long you rent. Longer agreements almost always mean a lower nightly rate.
  • How many people per apartment. Four people in a four-room flat is cheaper per person than two.
  • Time of year. Refinery turnarounds, trade fairs and big project starts empty the local stock. If you are booking for a shutdown, the timing rather than the negotiation sets the price.
  • How late you book. Same thing, for the same reason.

Five questions before you compare two quotes

These work whoever you rent from.

  1. Is the price per bed or per apartment — and what is the other figure? Without both, the quotes cannot be compared.
  2. What is included, line by line? Ask for it in writing. "Everything included" is not a list.
  3. What does the final cleaning cost, and when is it charged?
  4. What happens if we extend, and if we finish early? Projects change. Ask about notice in both directions, and whether it costs anything.
  5. What is the address, and what is the travel time to our site? A quote without an address is a price without a product. Travel time is what decides whether the crew sits in traffic every morning for ten weeks.

Who is allowed to rent

Corporate apartments are let to companies and organisations, not to private individuals. That is not a formality: a company renting accommodation for its staff and a private person renting their own home stand differently under Swedish tenancy law, and providers who specialise in one rarely do the other.

For you as the person booking, it means two concrete things. The agreement is with the company, not with the employee. And you can change who stays in the apartment during the term without rewriting the agreement — which is the whole point when a crew rotates.

This is an overview, not legal advice. Have your own lawyer read the agreement you actually sign.

How short, and how long

Short stays run from a few nights to a month and are priced accordingly — highest per night, most flexible. Longer agreements, from a couple of months upwards, give a lower nightly rate but tie you in harder.

The question worth most is not the price but the notice period. A project that overruns and a project that ends early are both ordinary, and the difference between thirty days' notice and a three-month commitment can outweigh the entire price difference between two quotes.

Where in Gothenburg

The price per bed varies more between districts than between providers. It pays to choose the location by the worksite rather than by the map: Hisingen for Volvo, the port and the shipyards, Arendal for the refineries, Gamlestaden–Utby when the crew commutes in different directions, Guldheden–Landala for Sahlgrenska.

We write a page about every district we let in, covering the worksites, the transport and the parking — so you can choose the location before you ask about the price.

How we do it

Corporate Living lets corporate apartments in Gothenburg to companies and organisations. We price per bed per night, we own the apartments ourselves, and we send the list of what is included without you having to ask for it.

Call with the district, the number of people and the period, and you will have concrete options the same day.

Common questions

What does a corporate apartment in Gothenburg cost?

It depends on the location, how long you rent and how many people stay per apartment. Most providers quote on request rather than publishing price lists. Always ask for both the per-bed and the per-apartment figure — without both, two quotes cannot be compared.

Are electricity, cleaning and wi-fi included?

Furniture, kitchen and wi-fi are almost always included. Electricity, heating and water usually are, but not always. Bed linen and final cleaning are often extras, and the final cleaning is the one that surprises people: it is charged on move-out and is the same whether you stayed a week or five months. Ask for the list line by line, in writing.

Can a private individual rent a corporate apartment?

No. Corporate apartments are let to companies and organisations, and the agreement is with the company rather than with the person staying. That is also what lets you change who stays during the term without rewriting the agreement.

What is the shortest period you can rent for?

From a few nights upwards, though short stays are priced higher per night. Ask about notice in both directions before comparing prices — the difference between thirty days' notice and a multi-month commitment can outweigh the price difference between two quotes.
