Guldheden and Landala sit on the heights above Sahlgrenska, between Linnéstaden and Chalmers. Quiet residential blocks from the forties and fifties, built into the hillside, within walking distance of the hospital grounds and a short tram ride from the centre.
Sahlgrenska University Hospital is the workplace that decides where people live here, and it is being built on right now. Sahlgrenska Life — three new buildings, one on the hospital grounds, one on Medicinareberget and one bridging Per Dubbsgatan to join them — began in spring 2026 and is expected to be finished in 2033 at the earliest. For those years the area is as much a building site as a hospital campus.
That makes Guldheden–Landala interesting to two very different tenants: contractors and installers on the build, and agency clinical staff, consultants and researchers heading to the hospital or Sahlgrenska Academy. Both want the same things — walking distance, quiet at night, and a parking space that actually exists.
Parking is the area's weak point; these blocks were built before the car was universal. We always say in advance which property has a space at the building and which does not.
